Terms and Conditions
1. Reservation and Payment
- The reservation will be confirmed after payment of 50% of the total amount, or 100% if the reservation is made less than 10 days in advance of the check-in date.
- The remaining payment must be made 10 days before the check-in date.
- Cancellations and changes are subject to our Cancellation Policy (see below)
2. Cancellation Policy
- Cancellations up to 30 days before the check-in date: 70% of the amount paid will be refunded, using the same payment method used for the advance payment
- Cancellations after this period: no refund will be given
- In case of no-show: there will be no right to a refund
- Exceptions to the cancellation policy: if your flight or boat trip is cancelled, and this is duly proven by means of official documentation, we offer the possibility of rescheduling your stay for new dates. If the cost of the new reservation is greater than the original amount paid, the guest will be responsible for paying the difference
3. Use of Space
- The guest is responsible for the good use of the property, following the House Rules
- Any damage caused must be reported immediately and, in particular situations, the cost of repair/replacement may be charged.
4. Security Deposit
- As a way to cover any potential damages or violations of the property rules, guests will be required to pay a security deposit.
- The amount of the deposit will be communicated at the time of booking confirmation and must be paid by the check-in date using the usual payment methods.
- The deposit will be fully refunded within a maximum of 48 hours after check-out, provided that no damage to the property or violations of the House Rules are found.
5. Number of Guests and Invitees
- The stay is only permitted for the number of guests indicated in the reservation.
- Any changes must be previously communicated and approved.
6. Limitation of Liability
- We are not responsible for accidents, losses or personal injuries during your stay, except in cases of proven negligence on our part.
- Personal items left at the property will be kept for 8 days and must be claimed by guests. If they wish to return them, the costs will be the sole responsibility of the guest.
7. Cleaning and Delivery Conditions
- The property will be delivered clean and organized
- The guest is responsible for returning the home in reasonable condition, with trash disposed of properly and utensils clean.
8. Pets
- No pets allowed
9. Force Majeure
- In cases of force majeure (natural disasters, pandemics, etc.), we reserve the right to cancel or adjust the reservation, offering alternatives or refunds as applicable.
10. Changes to Terms and Conditions
- These terms may be updated from time to time, and the applicable conditions will be those in force at the time of booking.
11. Acceptance
- By making a reservation, the guest agrees to all the Terms and Conditions described here.
